Appraisal Process

The appraisal process typically requires an interior and exterior inspection of the property. During the inspection, the appraiser will take photos, create a sketch, and take notes of important features of the property.

The appraiser will gather all necessary information required to produce credible results. He/She will use details noted from the inspection, along with information obtained from MLS, assessor records, building and zoning, GIS maps etc.

Using the sales comparison approach to determine value, the appraiser will research recently closed sales within the neighborhood that are most similar to the subject property. The income approach to determine value may also be used when appraising income producing properties.
